Use the following techniques to repair that credit and so lower the rates you’ll pay. If you can’t take the time to do that, see part two for some other options.

Buying A Home With Bad Credit - Part One

If you have the time to do it, you can fix that bad credit, at least a little. This will not only make it easier to find a lender, but also get you a lower rate. Pay 2% less on that mortgage loan interest rate and you’ll save more than $70,000 in interest over the years (based on a 30-year $140,000 loan). Here are some ways to fix that bad credit report.

First, see what’s on it. To get access for free online, try a search for free credit report. If you are denied credit based on a report from a local credit reporting agency, you can request a free credit report from that agency within 30 days. How do you fix what you see on the report?

If there is anything to dispute in the report, write a letter to the agency. Explain exactly what is incorrect, and they must investigate. Send copies of canceled checks or any other documentation by certified mail.

The agency has to (by law) contact the source of the disputed information. If they don’t receive confirmation of the debt within 14 days, they have to delete the item, and send you an updated report. You can also demand that they send a corrected report to all creditors who received your credit report in the previous six months. This won’t be done automatically, so be sure to demand it.

If the item is under $500, or over a year old, creditors often won’t bother to respond. Thus, fixing a credit report is possible even if it is correct to begin with. You also have the right to dispute the item again after 30 days.

Longer-term, there are other things you can do to fix your bad credit. Stop charging things on credit cards. Don’t have more than five credit cards. Keep balances to less than half the limits on the cards, even if this means transferring debt from one card to another. Stop making your credit score worse, and time alone will help (many items will be removed after seven years).

Buying A Home With Bad Credit - Part Two

Buying a home with bad credit doesn’t mean you have to accept the high interest rates and fees of sub-prime lenders. You can buy a house in other ways. Here are some of them.

- Seller financing. Some sellers are willing to provide the financing for you to buy their home. Whether in the form of a contract for sale or an owner-carried mortgage, you may be able to make payments to the seller instead of the bank - and with no lending fees and lower interest.

- Lease option. If down payment is an issue, look for sellers willing to lease their house to you with an option to buy. Be sure that a portion of the lease payment applies towards the down payment for the home, and that you have enough time to prepare for the purchase. If, for example, only $200 of the rent applies towards the down payment, after two years you’ll have just a $4,800 credit. Will that be enough? Will two years be enough time to correct your credit and save any additional money you’ll need?

- Get creative. There are many creative ways to buy a home. In one case I know of, the landlord was anxious to move, so the buyer offered him full price and a decent interest rate for him to carry the financing, but with very little down. They closed in the first days of the month, so the small down payment came from the rents that were credited to the buyer. He moved into one of the units the following month.

- Reconsider your bad credit. Limited income or a new job isn’t the same as a bad credit score. Most banks won’t even look at the income from your new business, for example, making it seem impossible for new business owners to get a loan. However, these days, banks really look at your credit score. If it is decent, you can get no doc loans, which require no documentation of income.

You don’t even need a job for these loans. A decent credit score - and nothing else - can get you up to 95% financing at many places now. Of course, depending on the credit score, the interest rate can be anywhere from 1/2% to 4% higher than conventional loans. Consider paying even higher interest to get a loan without fees if you will be able to refinance at a lower rate in the next year (perhaps once your new business hits that 2-year mark that bankers like to see).

Fortunately, buying a home with bad credit or even with no provable income, has become easier than ever.

Having an international cell phone with you while traveling abroad can make things much easier - you can be instantly contactable, either with the folks back home, or to deal with your trip plans and reservations as you travel.

However, if you research on the Internet it can be a little overwhelming with the different options available.

In truth you really only have 3 main options with international cell phones, and the major factor that will affect your decision is whether you want the easiest and most convenient option, or the option that has the cheapest call rates, because you can only have one or the other.

1. Check if you can use your own cell phone

If you have the right type of cell phone, you may be able to use it when you travel abroad. If you are unsure then your carrier should be able to tell you. The advantage of taking your own cell phone is that you will keep your own number so it will be easy for friends to call you. However, using your own cell phone can be more expensive due to roaming charges (the extra charge added for routing the call abroad).

Conclusion - potentially this offers the greatest convenience but be prepared that your calls will cost you more. The most likely outcome will be that your carrier does not offer an international service, or if they do, you do not own the right type of handset.

2. Rent an international cell phone

If you cannot use your own cell phone abroad then you can rent an international cell phone that will work, just for the period of your trip. The cost of the calls will vary, depending on what type of SIM card the rental phone uses. If it uses a global SIM card then your calls will be higher priced, but if you are traveling to a number of countries you will keep the same number. If it uses a local SIM card your calls will be cheaper, but you will need a different local SIM card for each country you plan to visit.

Conclusion - rental sounds like a good idea, but you can now buy your own second cell phone, just for traveling, for the same price as one or two weeks’ rental charges, so that might be a more cost efficient option for you.

3. Buy your own international cell phone

As with renting an international cell phone, the cost of your calls will depend on what type of SIM card your phone uses. If you use a global SIM card, you will keep the same number in every country but your call charges will be a little higher. If you use local SIM cards you will get cheaper calls but have to buy a different one for each country you visit in the future - this can start to get expensive if you are a frequent traveler.

Conclusion - If you cannot use your own cell phone, buying a second one is generally more cost effective than renting every time. If you want a system that is easy to use then a global SIM card will be the best for you. A Tribute To The Few Who Sacrificed For The Many

America has successfully celebrated another Independence Day. I could be corrected in my calculation, but I believe every American celebrated this great holiday in some fashion, with barbecues aplenty along with many firework displays. All government offices, banks and many businesses were closed in observance of this holiday.

One thing about Independence Day is that it is a great American holiday of which few people object to.

Americans, overall, love to celebrate … anything. And I don’t know anybody who did not join in the celebration of Independence Day. It’s not a right or left celebration. It’s not a Republican or Democrat celebration. It’s not a conservative or liberal celebration. It’s an American celebration.

Independence Day is not like other holidays such as Christmas or Easter, which are religious holidays engendering all kinds of emotional responses for and against. Every year we seem to have what some call the “Christmas battle.” Some people believe in Christmas, others do not. Some people celebrate Christmas, others do not. Unfortunately, the ones who do not celebrate Christmas are the ones offended by those who do celebrate Christmas.

Go figure. I guess the old Ebenezer Scrooge still haunts the land.

But Independence Day is different. It is a celebration of our American freedoms. We may disagree on what those freedoms are from time to time but no American disagrees with the fact that this country is the land of the free. Whether it is the land of the brave, only future historians will be able to tell us that.

America is in a great struggle now, concerning illegal immigration. Thinking about this I am wondering if Native Americans are not rethinking the leniency of their immigration policy way back when. They did not have a good policy and look what happened to them.

Our good old American philosophy is, “I may not agree with what you say, but I’ll fight to the death for your right to say it.”

Some people might not think this is a great country. If that is true, why does everybody in the world want to come here? Maybe I am missing something, but I do not see a mad immigration rush to China n or, for that matter, to Russia or any other country in the world.

In many countries, the epitome of success is immigrating to America. That is the one goal they work for all their life. If they cannot go, they do everything in their power to make sure their children can go to America, so they can experience the American dream n to become whatever they want to become.

The big problem we are having with immigration only proves how great our country is. We may not all agree on the solution to this problem, but recognizing this problem only proves what a great nation we are.

The greatness of our country is also seen in the fact that all our politicians have failed in destroying our country. My take on these politicians is, how can so few cause so much trouble for so many people? And the crazy part of it is, the American people vote these politicians in office knowing full well how bad they are going to screw up our country once they get in office.

If elected politicians were half as smart as running-for-election-politicians, we would not have all the problems in our country. I think when a politician is sworn into office something happens. I’m not sure what happens, but I think it has to do with frying brain cells. After all, the word “elected” sort of resembles “electrocuted.”

The statesmen of yesterday have faded away, only to be replaced by self-serving politicians who cannot think beyond the next election. If the electorate was smart, it will insist on passing a law forbidding any politician to run for reelection. The moment thoughts of reelection come to mind that politician would be sent to a rehab center until those thoughts faded away. Personally, I would insist on a three strikes and you’re out policy.

Although all Americans celebrate Independence Day, many have forgotten the tremendous sacrifice making it possible. Looking back over our history, we can see that there have been a few Americans who have sacrificed for the benefit of all Americans. Some of those few have given the ultimate sacrifice.

I may not like war, and the consequences involved in war, but I realize it is the foundation of our Independence Day. Freedom never comes cheap. Maintaining that freedom is the costliest thing a nation can do, often sacrificing the lives of its best citizens. From the Revolutionary War all the way to present day, our American freedom has been a constant struggle and battle.

All Americans today and tomorrow are the beneficiaries of the sacrifice of “the few.”

Our spiritual freedom is also the result of the suffering and sacrifice of the one for the many. “For if through the offence of one many be dead, much more the grace of God, and the gift by grace, which is by one man, Jesus Christ, hath abounded unto many.” (Romans 5:15 KJV.)

Because of this, the apostle Paul could say, “Stand fast therefore in the liberty wherewith Christ hath made us free, and be not entangled again with the yoke of bondage.” (Galatians 5:1 KJV.)

All freedom, national and religious, comes with a price … vigilance. Negligence always ends in bondage.

Let us thank “the few” for our national liberty and “the One” for our spiritual liberty. The two go hand-in-hand.

Microsoft has built into its operating system and Internet Explorer many settings that enhance the Internet security of the system. In addition to this there are settings that can prevent, to a great extent, Adware and Spyware from installing on the system. It is however, imperative that there be anti-Spyware and anti-virus software on the system to prevent serious and more consistent Spyware and virus attacks. Anti-Spyware is third party software that constantly watches over the operating system. Basketball Coaching: Team Motivation

Some of us will come home from practices and wonder, “Why on earth did Johnny decide to come out for the basketball team if he doesn’t want to try?” We spend so much time and energy on the frustration and the struggle to get players to perform at their optimum level during games.

I think it can be summed up in one common sports phrase:

“The way you practice is the way you play the game.”

Too many of our players don’t take practices seriously and they are joking around and not focusing on the task at hand. They don’t pay attention in practice and it is reflected in the way they play on the field, court, or arena. What makes the problem even worse is the fact that these players often have a detrimental effect on the attitude and coachability of others.

So, how do you motivate all of the players on the basketball team to start practicing hard? First, accept that you will always have at least one bad apple. The key is limiting the amount of influence that player can have on the rest of his or her basketball teammates.

Here are some of the other methods you can use to get your basketball team motivated to practice hard and play hard:

? Reward the basketball team for ‘basketball team’ efforts - Often times peers are the best motivators. You don’t need to crack the whip on any particular player, singling that player out more than the rest. You simply need to motivate the majority of the basketball team by rewarding them when the entire basketball team comes out to work hard during practices and games.

If their basketball teammates don’t want to work and the rest of the basketball team misses out on rewards, or worse yet have to do more work at practice, you can bet that person is going to hear it from the players. I would suggest that will often be motivation enough to get most players in line with practicing hard.

? Set a goal with the basketball team before each game - In hockey, you could set a goal of each basketball team member making a good pass in each period. If the basketball team achieves that goal then they are rewarded.

The goal can be as simple as winning a game, or doing a number of different basketball team skills effectively - even in a loss. As the coach, you can find any number of goals that a basketball team can try to reach during a game or even a practice, in order to motivate the players.

? Explain to them the importance of practice - You can use all sorts of coaching tactics for this one. Start with the fact that other basketball teams are preparing for them, so they need to prepare hard and well for the other basketball teams. You can tell them that improving skills is crucial in raising the basketball team to the next level.

There are literally dozens of different motivational tactics that can be used by coaches to get their basketball team up by showing them the importance of practice. The only thing that you shouldn’t do is be negative. Always be positive with the approach that you are taking. Players don’t often respond to negative remarks.

? Have fun at practice - Set the example early that practices are going to be work, but they are also going to be fun. That way a player knows that they are going to be able to have fun during the practice, but they will also be able to have fun.

This is especially important for the younger players. At that level, you are trying to maintain excitement and enjoyment for players that are probably just learning a game. If they see and hear a coach that is negative and yelling and the practices aren’t fun, then you probably aren’t going to see them for much longer. If they stay, you likely aren’t going to get much out of them.

? Simple encouragement - You wouldn’t believe how far positive encouragement and telling a player when they are doing well goes. It is unbelievable. Just think back to when you were a player in your sport and you heard your coach say, “That was a great steal Joe,” or “how to get the ball out quick Jenny.”

All of those comments help. They help a heck of a lot more than degrading or getting angry at players. No one wants to work hard for a coach that yells at his or her players during a practice or during a game. Players like coaches that lead them to victory through positive reinforcement, good coaching and setting a good example.

It isn’t always easy getting a basketball team motivated for practices, but that is the place to start - especially if you also want to get them motivated for games. Helping to build that motivation by giving players and the basketball team some positive goals to work for - with a positive coaching mentality is the best way to get the most motivation out of your basketball team.
