Realtors Access To MLS And How It Helps You

Filed under: Uncategorized — miscallaneousblog @ 9:24 pm

Realtors pay a great deal of money to have full access to MLS and its listings; this is how that service through a realtor will help you. Listings of homes are most commonly listed through MLS more so than any other listing service for single-family residences and commercial real estate.

What is MLS? Good question. The MLS listing service is the multiple listing services for the real estate world, both commercial and single-family dwellings. The MLS is listed both as a statewide and nationwide listing service. Through the Board of Realtors in every area, the realtors and agents have the opportunity to sign up for the access of the MLS listing services.

The MLS service contains all the information about each property listing. MLS is a convenient way to view this information, including pictures, measurements, maps and much more. The realtors that register for this service pay annual dues, and additional fees. This does not only include the listings on MLS, it also pays for the evolution of MLS.

Originally this data of houses was on paper, and the realtor would have to research through the books to get the information. Now days with computers and the internet, the MLS service has increased productivity and getting the best deal exponentially.

The realtors have this access that provides a higher level of detailed information about the listings, where the standard visitor only gets basic information. To list with MLS, it is around $400 and to use the MLS as a realtor it is about $1000.

Realtors submit and join with their local, state, and national Board of Realtors. With this joining, the MLS listings will usually include the MLS sign up. MLS listings have roughly 99% of all the homes available in any given area, therefore with the realtor being signed up with the Board of realtors, and the MLS they are able to offer you a wider variety of services, listings and options.

With all that realtors have to do, and since it is hard for them to be in two places at one time, your realtor will have certain plans daily to research the homes on the MLS to show you. They will research the criteria you and him or her discusses, and then they will be able to send you the results via email, or on the telephone. This will give you the opportunity to go by and look at the homes for sale.

If you are selling your home, the realtor will use the MLS to list your home and then you will have a much wider variety, including other agents looking at your home. This opens up the door to better selling opportunities.

MLS listings improve the competitive advantage in the real estate market, simply by creating a more efficient way to look at more homes that fit your needs in a smaller amount of time. The realtor you work with, through the MLS listing service will be able to find the homes and criteria you are looking for quickly and you will be able to beat the competition by getting to the home faster.

The MLS listing services are simple to read, clear to understand and informative when it comes to the listings of homes. This improves the chance of making research of homes easier and more efficient.

When you use your realtor that uses the MLS listing service you get the highest level of quality listings in a timely manner that will increase your chances of getting the better deal.

Audiobooks - How They Help You And Yours

Filed under: Uncategorized — miscallaneousblog @ 9:24 pm

Audiobooks are becoming more and more popular day by day. After slow growth from the 1950s until late in the 20th century, sales took off and reached $871 million in 2005. Why is that? The many benefits of audiobooks are being discovered. Consider the following:

1) You save time, because you can listen to an audiobook while doing other things - anywhere and everywhere. While you are working around the house or at the computer, commuting to and from work, walking the dog, cycling, jogging, exercising, and so on, you can listen to your favorite book. There are endless possibilities.

According to a recent survey, in the USA a person is driving an average of 1 hour and 13 minutes daily, which means over 440 hours a year for each driver, or 11 full-time work weeks. This is huge! Imagine how many books you could enjoy and how much you could learn during this time by simply having your MP3 player with audiobooks at hand.

2) If you love reading but are short on time, audiobooks can give you the opportunity to read many more books than you otherwise could. Audiobooks are a great way to fill the dead moments we all have in our lives.

3) Audiobooks are good for older, ill or recovering people and can be wonderful gifts for those in a nursing institution. They are gifts they will remember and enjoy time after time.

4) For blind people, disabled people or people with impaired vision, audiobooks are a godsend. All of us should have the chance to experience and enjoy a book. In many cases, this is the only way for these disabled persons to do it.

Spoken books can help these people by improving their education, by helping them to develop new hobbies and habits, and greatly enriching their life, both personally and professionally.

5) Arguably, the most important, rewarding and enjoyable skill a child can ever acquire is the ability to read. It’s easy to stimulate literacy in children with audiobooks. Children can listen to books while following the story in the paper book. Their vocabulary will improve and their communication skills improve even if they just listen. If you want to instill in your child the love of reading, audiobooks can be an excellent start.

There are many other benefits of using audiobooks… and even more for downloadable audiobooks found online on many websites. But even the few reasons above should be enough to convince you to enter the exciting world of spoken books. CDs and cassettes are available at physical bookstores and online ones. Downloadable audiobooks are, of course, only available online. Many online book stores offer several free titles.

Lew Brown is a great fan of audiobooks and an Internet marketer. His website has over 5,000 downloadable audiobooks. There are special offers as well as free downloads. So visit his online store: www.audiobooksonlinehere.com http://www.audiobooksonlinehere.com

Basic Rules Of Golf

Filed under: Uncategorized — miscallaneousblog @ 8:04 pm

There is no organization in this world that works without a set of rules. Even nature has rules that it follows and you can clearly identify the reason of why the whole universe is running so systematically. There has to be a confined set of objectives and rules for correct functioning. That is why whether it is any sport or it is some kind of business there are rules for everything.

In the sports world golf holds a dignified position. It came to existence in the 17th century. Every new idea is hard to accept but golf held its ground very fast and in this century it is loved more than any other sport. Golf is about fun. It takes a good hand to make you love this game. It is elegant and dignified because you don’t have to run after balls, you don’t have to kick balls, you don’t have to shout, scream or pant out of exhaustion. By the time you have made to pocket your golf ball you can walk away calmly and gracefully.

When golf began it had around 13 rules and the bad part was that it was only a man’s game. Women weren’t allowed; the reason of which is not understood. Then some years later new rules were made and the already existing ones were amended. Anyhow the rules now sum up to around 45 that include every minor rule of golf. The true happiness and triumph that a person achieves is when he wins fairly. Never can anyone attain pure satisfaction if the success is embraced by violating the rules.

The basic objective of golf is getting the golf ball into the hole in a golf course. There can be a single player which really has its own joy. He is to use the 14 golf clubs to make the shots at the ball. The simple game has 18 holes to go. And the game is won when the player scores the least in completing those shots. It is quiet easy, the right club, the right angel and posture can make you score without much effort. This should provide any person to at least consider trying out a game of golf if he hasn’t tasted playing it yet.

The Perfect Way To Watch Your Child Grow

Filed under: Uncategorized — miscallaneousblog @ 8:04 pm

Many people ponder the perfect way to raise a child. Here are some thoughts to consider and contemplate:

It takes a village to raise a child. - African proverb

There are only two lasting bequests we can hope to give our children. One is roots; the other, wings. - Hodding Carter

Parents can only give good advice or put them on the right paths, but the final forming of a person’s character lies in their own hands. - Anne Frank

Don’t limit a child to your own learning, for he was born in another time. - Rabbinical saying

The best way to keep children home is to make the home atmosphere pleasant — and let the air out of the tires. - Dorothy Parker

You know children are growing up when they start asking questions that have answers. - John J. Plomp

I have found the best way to give advice to your children is to find out what they want and then advise them to do it. - Harry S Truman

If you as parents cut corners, your children will too. If you lie, they will too. If you spend all your money on yourselves and tithe no portion of it for charities, colleges, churches, synagogues, and civic causes, your children won’t either. And if parents snicker at racial and gender jokes, another generation will pass on the poison adults still have not had the courage to snuff out. - Marian Wright Edelman

No matter how old a mother is, she watches her middle-aged children for signs of improvement. - Florida Scott-Maxwell

Too often we give our children answers to remember rather than problems to solve. - Roger Lewin

Becoming responsible adults is no longer a matter of whether children hang up there pajamas or put dirty towels in the hamper, but whether they care about themselves and others — and whether they see everyday chores as related to how we treat this planet. - Eda LeShan

People usually consider walking on water or in thin air a miracle. But I think the real miracle is not to walk either on water or in thin air, but to walk on earth. Every day we are engaged in a miracle which we don’t even recognize: a blue sky, white clouds, green leaves, the black, curious eyes of a child — our own two eyes. All is a miracle. - Thich Nhat Hanh

There is no perfect way to raise your child. Just provide the support and love they need to grow and prosper.

Identity Theft - Nine Threats & Nine Steps To Protection

Filed under: Uncategorized — miscallaneousblog @ 5:24 pm

The Bad News: Identity theft is escalating at a torrid pace. It has become one of the country’s top problems. The bad guys are finding more ways to steal YOUR identity.

The Good News: You can take control of the situation, become both reactive and proactive guarding yourself against identity theft.

Identity Theft Is Spreading Faster Than The Worst Case Of The Flu!

First, let’s understand just how bad identity theft has become in this country:

? The Federal Trade Commission says that there is an underground market for credit card numbers, social security numbers and ID documents - organized gangs or web mobs use and sell these documents for as little as $10 each. Some of these groups contain thousands of members. The amount of goods and services purchased with fraudulently obtained personal identity exceeded 52-billion dollars in 2004.

? US Department of Justice states identity theft is affecting millions of households in the U.S. each year. The cost is estimated to be six-point-four billion per year. According to the FTC, an estimated 10 million adults become victims of identity theft each year.

? The Department of Justice goes on to say that the most common misuse of identity was through credit cards, accounting for 50 percent of all identity theft. Next in line were banking and other types of accounts at 25 percent, personal information was 15 percent, and a combination of several types of identity theft was at 12 percent. The average loss for each identity theft was $1,290.00. Two-thirds of those surveyed said the theft cost them money despite credit card coverage.

? A recent State of the Net survey by Consumer Reports which covered more than 2000 households with Internet Access projects that American consumers lost more than eight-billion dollars over the last two years to viruses, spyware and various scams. The report also shows consumers face a one-in-three chance of becoming a “cyber victim” about the same as last year. It goes on to say that consumers lost $630 million over the past two years to e-mail scams.

? The average person today suffers through two or more “incidents” with their computer each year - the computer slows to a crawl, crashes altogether, viruses or spyware take over systems and more. It’s getting worse as computers become more complex and as we do more with them.

So, Who Is At Risk For Identity Theft?

According to the Department of Justice there are three groups that are most at risk for identity theft: young adults 18 to 24, adults who earn $75,000 per year or more and households in urban and suburban area. Interesting to note that about five percent of adults who earn $75,000 or more a year are hit with identity theft.

The continued growth of online fraud and identity theft are putting an enormous strain on the existing infrastructure for the Internet as well as our social structure. For example, the banking community has been complacent about security upgrades required by the Federal Financial Institutions Examination Council. They report that every bank in the country has not complied with their guidelines set for now. In an article titled, “U.S. Banks Complacent Toward Identity Theft Solution,” by PR Web, the single largest national security threat is a terrorist attack on our banking system. An attack aimed simultaneously at millions of user names and passwords within banks would shut down our banking system. This would instantly shut down banks worldwide. Credit/debit cards, checks, calls to the bank, would not work for at least a matter of days causing tremendous hardship and a ripple effect from no gas to “I simply have to take this baby food.”

Consider for a moment some of the potential social effects from this identity theft problem. What if citizens developed a lack of confidence in our credit card and monetary system causing economic upheaval similar to what we saw in the “Great Depression?” I know this sounds radical, but what if you couldn’t trust your identity to anyone anymore? What if you feared that your money, your identity was going to be stolen? It’s not unthinkable that you would store your money under your mattress at home or in a safe in the closet rather than possibly losing it to identity theft. If millions of people lost faith in our monetary system and the ability to keep their identity safe and then took all of their money home where they believe it would be safe, what would happen then?

We generally can’t control what happens outside of our personal environment, what happens at a bank, corporation or the government seems so far out of reach. There are, however, steps that we can take that will give us a better chance of protecting our personal information. The first step is identifying the threats and then taking steps to protect ourselves.

Below, I have identified nine identity theft threats and nine steps to protect our identity in today’s society.

Nine Threats To Your Identity

Here are nine of the most popular ways for thieves to steal your identity. Some of these are personally preventable and others are out of our control:

1. Stolen Company Data. Your personal information is stored on computers at stores where you shop, at your insurance company, your accountant, and more. It almost seems like a common occurrence where a company is hacked into and their customer’s information is stolen. This happens so often now that the crimes are rarely reported and don’t make the front page anymore.

2. Social Engineering. Identity Thieves are very clever. They will invent any way possible to fool you into giving your identity out. It’s called social engineering because the thief uses common social situations to get the information they want. Like a seemingly innocent phone call supposedly from your credit card company asking for your personal information.

3. Dumpster Diving. Identity thieves get a lot of their victims’ information out of garbage cans and recycle bins from old credit card statements and other personal documents thrown out carelessly.

4. Mail Theft. Your mail can contain valuable information: bills, banking information, credit cards, investments and more. Personal mail can often be stolen right from a mailbox.

5. Financial Account Hijacking. Once a thief has your personal information they can take over your personal accounts. You might not know about their activity for months.

6. Credit Card Magnetic Strip Theft. These clever crooks have tools to steal information off the magnetic strips on your credit card.

7. Discarded Computers. Your old computer really can tell stories. Even though you erased your hard drive crooks have tools to reclaim your personal information and use it against you.

8. Spyware and Viruses on Computers. You may not be familiar with the term ‘malware.’ It’s a term that covers all of the hacker tools that can cause harm on your computer. These tools include spyware, keylogger tools, Trojan horses and more.

9. E-mail and Internet Scams. Cyber thieves are getting more and more creative using scams like Phishing, Pharming and fancy come-ons to entice you to give them your personal information.

There Are Four Ways You Can Approach Protecting Your Identity…

One way is to do nothing and hope that identity thieves don’t harm you.

Second, you can be reactive. Reactive simply means that you are responding to all the material that comes your way. You are checking your credit card and bank statements to make sure nothing peculiar is on them. And if you do find something strange you contact your bank or credit card company immediately. Reactive also means that you are checking your credit report when you apply for credit or a loan.

Third, you can be proactive. A proactive approach is a more aggressive way of protecting yourself against the bad guys. You are constantly looking ahead and evaluating before giving out valuable information.

And fourth, combine reactive and proactive approaches. This is the best way to ensure you identity protection.

Nine Critical Steps To Proactively Protecting Your Identity…

Here are your ‘Nine Proactive Steps To Identity Protection:”

1. Begin to operate on an “I have to know everything” approach when you give out your personal information. Only give out your personal information to people you know and trust.

2. Protect your Social Security Number, credit card and other financial information. Do not give this information out over the phone unless you initiated the call or as we stated above are talking to a trusted individual from a trusted company.

3. Cancel all of your unused accounts including banking, credit card, licenses and permits.

4. At least once a year, if not more often, update and check your credit report and Social Security Earnings and Benefits Statement to make sure everything appears as it should.

5. Protect your mail. Make sure you have a secure locked mailbox to receive all of your mail. Always mail your payments and checks from a secure Post Office Box or from the Post Office. And, if you have a Post Office Box at the Post Office never discard your mail in a garbage can. Always bring your entire mail home.

6. Always crosscut shred all bank statements, credit card applications or information and important documents before discarding to recycle or the garbage. It is best to stir up the shredded documents to make it even harder for identity thieves to steal your information.

7. Purchase identity theft insurance. This will cover any losses incurred while recovering your lost identity once a crook has stolen it.

8. Invest in professional grade protection for your computer. The best protection available today comes from Managed Internet Security Service providers. The best security services include best-of-breed corporate grade security software for your computer, as well as unlimited service and support from trained security pros. Make sure it is the same kind of service that is used by major corporations around the world. Frankly, the over-the-counter and free security software programs available don’t keep up with today’s professional cyber thief. If those popular programs worked, why do we see the cyber-crime problem growing at a progressively faster pace?

A managed professional Internet security program should have the following technologies installed: A bi-directional or dual Firewall that prevents information from coming in or going out of your computer without your permission, anti-virus protection that is updated daily, and malware protection that is updated daily. Malware consists of spyware, adware, Trojan horses, keyloggers and more. It constantly changes so you will need a technology that keeps up with the professional hackers who want your identity. Your best bet is to find a professional security service that affordably manages all this for you.

9. Beware of e-mail scams like Phishing and Pharming. Phishing is an e-mail that looks like it came from a bank or business claiming you need to take care of a problem or your account will be closed down. It takes you to a page to fill out your personal information. Meanwhile, Pharming is redirecting your computer from a legitimate to a fake web site. For example, you may think that you are going to your banking site, but instead are redirected to a site that looks like your banks web site, but is hosted by an identity thief.

Identity theft continues to grow at a torrid pace. Millions of people in the United States will lose their identity to thieves in the coming year. Many of them will suffer for years trying to clean up the mess that was left behind.

The bad news is we can’t control all of the identity threats we face each day. The good news is there are reactive and proactive steps we can take to protect ourselves against personal tragedy.

Warren Franklin is engaged in the cause of educating and protecting people who use the Internet about the threats they face and the inadequacy of the solutions they trust, and over a two-year period has become an expert on PC Security and a passionate advocate of Internet safety. Are You Commiting These 10 Brutal Mistakes?

Filed under: Uncategorized — miscallaneousblog @ 5:24 pm

I’ve been scammed plenty of times.

I just lost $50 on a type at home scam!!

Not to mention the 5 years, $1000’s of dollars and blood, sweat and tears, I put into trying to make money with my website.

By now, you’d think I could smell a scam a mile away.

Right?

Well, not always.

It seems that the smarter I get the smarter the scammers seem to get.

But when I decided that I wanted to work from home, I knew that I didn’t want to pay way to much money to get a job.

Nor did I wish to have to recruit tens or hundreds of people in order to get paid for whatever job I did get.

All I wanted was to do a better job than my competition.

You know–like I used to do in the “real” world.

Along the way I discovered that there were a lot of other people, just like me, who were trying to avoid the emotional and financial pain of being robbed, in a phoney scheme.

Over time, I realized that there is no 100-percent, sure-fire way to protect myself.

But I did learn–the hard way–that I could recognize some of the warning signs on the way, and how to minimize the risks of getting burned.

I eventually put my experience to work, started a web site, to help other people who want to work from home.

Following are some tips that I want to share with you so we can flatten your learning curve, and you won’t suffer the same heartache, and frustration that I did………

These tips are easy to follow, and I offer them below with the hope of helping you find a real way to make money online with your website.

1. Don’t pay for an opportunity, they obviously are not in it for the long haul, and have no intention of putting you first.

2. If you find that the company uses language like this in their copy, you should run screaming the other way.

Words like:

matrix, power line, no experience necessary, free information, big money fast, you get the picture, and I am sure you get bombarded by these sleezy tactics every day.

3. Look out for companies that hire “internationally”.

Chances are great that the “company” is really a person who already has an up line, down line, or whatever.

4. Don’t send an SASE (self-addressed, stamped envelope) for further information. If they can’t afford stamps, how are they going to pay YOU?

5. Shy away from 900 numbers, most honest marketers, will provide you with real contact information. Do a who is and do your Due Dilligence

6. Don’t buy courses and materials that the company provides for a price. If you don’t already have the tools for the job, then you probably aren’t qualified for the job.

7. Examine the advertising copy with a fine tooth comb, often time the hook is in small print.

8. Check the track record of the compay, before agreeing to work for it. Your hard-earned pay might end up being the owners’ grocery money, because they didn’t budget their start-up money properly.

9. The Better Business Bureau is a great place to start researching a company. Although companies pay to be listed there, any company that gets complaints will also be listed–for free.

Joe Conason - As the Democrats convene in Denver to celebrate Hillary Clinton and nominate Barack Obama, a tiny minority of her supporters continues to behave petulantly. They whine, they bluster, they agitate themselves and each other. But what is it about Sen. Clinton’s repeated endorsements of her former opponent that they cannot understand? How do they honor her by undermining him?

Get a Head Start on Customer Relationship Management, What is CRM

Customer relation ship management

CRM is the abbreviation that stands for Customer Relationship Management. CRM has gained lot of importance in recent times because it concerns the way an organization or company deals with its customers as well as their personal information. The scope of CRM goes way beyond providing customer service and encompasses building healthy and long-term relationships. The personal information of customers has become more than just something a company owns.

Customer Relationship Management dictates how a company will handle the address, phone number, email address, fax number, or any personal information including how this information will be stored and analyzed and whether it will be outsourced or sold, or not.

Though customers for the most part are more or less not concerned when handing over their personal information to companies they trust the companies do need that information to study their customer profile as it gives them a better perspective of their target market.

There are many aspects to Customer Relationship Management including collaborative CRM, operational CRM, and analytical CRM. Collaborative CRM is all about direct communication and self service. Operational CRM is about the support and automation of operations that are related to customer services including customer service representatives and sales processes.

Analytical CRM is exactly what it states; it deals with the analysis and study of collected customer data for a variety of purposes. In many cases recruiting software is used in order to handle some of these tasks.

Job management is another important aspect of CRM because the people working in a company need training in order to gather and analyze customer information. This sort of training often takes some time when done for the first time but the benefits of this process far outweigh all the effort and time it takes to properly implement CRM. For most companies there is no need to buy new software as the recruitment software is more than enough but then this depends on what that software is.

The actual technology behind Customer Relationship Management is quite complicated and more than a little difficult for everyone to understand. There are several tools related to CRM like data warehousing, customer interaction software, customer support software, analytic software, automated phone software, and live chat software. These are all the basic elements that go to make three types of Customer Relationship Management though there are many more.

A deeper understanding of CRM is required to get a necessary mind-set to optimize its scope and implications.

What You Really Should Know About Your Credit

How Is Your Credit Score Calculated

The truth is that we actually do not know exactly how your credit score is calculated because it is one of the most guarded algorithmic equations in the world. What we do know are some guidelines and some common trends learned from years of studying millions of credit reports. There are five main factors that will determine the overall score. Some factors are weighted more heavily and will have a greater influence on your actual score. Here are some guidelines:

Payment History & Late Payments: Your payment history and how many late payments are recorded on your credit will determine somewhere between 30 - 35 % or your overall score. This section takes a look at if you pay your bills on time or if they are late. If there are any late payments, it is taken into consideration how late those payments are. They can report as 30, 60, 90 or 120 days late. Each having a greater negative impact on your score. If the accounts been sent to a collection agency or a judgment lien filed against you, the score will decrease by an even greater amount. Bankruptcy will also have an adverse affect on the score. Chapter 7 will cause a larger drop in score than a Chapter 13. Conversely, the accounts that show no late payments will help increase the credit score. Scores will also continue to improve the further in the past the late payments occurred. Typically after 24 months, the negative impact of late payments drastically decreases.

Blend of Accounts: The overall combination of what type of credit accounts you have determine somewhere between 6-9% of your total credit score. Typically, the more even the blend of installment loans, mortgage loans and revolving loans the better your chances of having a higher score. Accounts that can have a negative affect on your score are store cards that typically have interest free periods such as furniture stores, clothing stores and electronic store. Since these accounts will never leave your credit history, they will never stop having a negative impact. It is better not to carry those types of credit.
